 One of my favorite things about Denver is our fabulous weather. Offering over 300 days of sunshine annually, we outshine even the sunshine state of Florida! Our mild climate and low humidity make it ideal for outdoor enthusiasts. Coloradans are fortunate to be able to enjoy each season to its fullest. Spring begins with lovely tulips and fresh green leaves budding from the trees. This is typically the skier’s favorite time to hit the slopes and enjoy the slopes under the Colorado sun. Summer fulfills our desire for hot days at the pool or mountain lakes and streams. Many of us head to the mountains during the summer months for a break from the heat. In the fall our neighborhoods are graced with the multiple colors of the changing deciduous trees and our mountains are a mosaic of magnificently colored Aspens. Our first snowfall typically arrives around Halloween and we consider ourselves lucky if our winter holidays are white. It is not unusual for us to have snow one day and find ourselves outside in short sleeves with blue skies the next!

When you finance a home through a lender, you will be required to purchase title insurance to cover the amount of your mortgage loan. At the closing you will be given the option to buy additional coverage to protect your investment.
Before the closing, the title company will order a title report to make sure the sellers actually own the home and that no one else has a legal interest in the property. This process will identify any potential title problems or liens. Title insurance covers you against any future claims that did not appear on the title report. It is a one-time charge that you pay at the closing of the transaction, and it covers your future equity up to a stated maximum amount as your property increases in value. It's a small price to pay to protect such a major investment.
